Tilal Al Ghaf is Majid Al Futtaim's flagship residential community, built round the Al Ghaf lagoon. While many units are still off-plan, Tilal Al Ghaf promises to be a highly sought after community, with many retail outlets, restaurants, leisure facilities and schools set to open in the area. There is a focus on incorporating nature into this community, with a number of outdoor green spaces for walks, cycling and community activities as well as beach and water sports activities available at the lagoon.

Located by Sports City, Tilal Al Ghaf is relatively far (25-min drive) from key landmarks such as Downtown Dubai, Dubai Marina and 30-min drive from DXB International Airport, but there are many neighboring areas such as Arabian Ranches, Mudon, Damac Hills, Jumeirah Golf Estates and Dubai Motor City, and residents should expect to use amenities in these areas until development is complete in Tilal Al Ghaf.

If living in Tilal Al Ghaf, it would be highly recommended to drive as there is currently a lack of connectivity to the Dubai metro.

Tilal Al Ghaf offers a wide range of property type ranging from the entry level townhouses (Elan) through to ultra-luxury mansions such as the luxury property in Lanai Islands that sold for AED90million in December 2022. Resale prices for off-plan properties have shown a capital gain in recent months, indicating strong demand for the area but likely rental yields are unknown as yet.
