Dubai marina is a popular densely populated district of Dubai, particular popular among singles and couples, due to the range of bars and restaurants that are accessible within the Marina area contributing to a lively social scene, with the Dubai Marina always proving popular a weekend brunch destination or pool day, or a starting point for private boat hire. With Pier 7 and Dubai Marina Mall in the vicinity, there are many attractions for entertainment such as Reel Cinemas, Skydive Dubai and Dubai Yacht & Marine Club.

Dubai Marina has a convenient location with Jumeirah Beach Residence (JBR), Jumeirah Lakes Towers (JLT), Dubai Internet City, and Umm Suqeim all easily accessible within a 10-minute car journey. However, Dubai Marina is less family-friendly with a lack of schools in the immediate vicinity, although there are a number of schools that can be accessed with a 15-minute drive.

It is not necessary to have a car when living in Dubai Marina, with two metro stations and a tram system connecting Dubai Marina to key landmarks across Dubai, such as Dubai Mall, Downtown Dubai, Dubai International Airport and Palm Jumeirah.

Dubai Marina is very popular with expats, however due to the excess supply in the area, Dubai Marina is often not the best area to achieve strong rental returns for investors, with a difficult to establish unique selling points of each residential building. Although properties have a low entry price,with studios available for as little as AED 500,000 ($136,150), investors should expect high occupancy rates but net returns of between 3-5%, with better returns achievable elsewhere in Dubai.
