DAMAC Hills is a popular, and more budget-friendly family community, with all necessary amenities nearby, such as communal parks/gym/swimming pool, as well as supermarkets and pharmacies.

DAMAC Hills is slightly further (30-min drive) from key landmarks such as Downtown Dubai, Dubai Marina and 35-min drive from DXB International Airport, but there are many neighboring areas such as Arabian Ranches, Mudon and Dubai Motor City, as well as close proximity to the famous Al-Qudra cycling track.

If living in DAMAC Hills, it would be highly recommended to drive as there is currently a lack of connectivity to the Dubai metro.

DAMAC Hills would expect to generate a rental yield between 4-6% depending on market conditions, but valuations are likely to fluctuate significantly in periods of market downturn.
